NOTICE OF SALE

By virtue of an Order of Foreclosure in the Court of Common Pleas for Pickens County, South Carolina, granted in the case of Pickens Savings and Loan Association, F.A. vs. the Personal Representatives of the Estate of C.E. Shehan, et al., Ruth Smith, David Bryan Shehan, Amanda Jo Shehan Vaughn, and Robert Allen Shehan, State of South Carolina Department of Revenue, and South Carolina Department of Employment and Workforce, Daniel E. Hunt, Special Referee for Pickens County, will sell on September 8, 2020 at 11:00 AM at the Pickens County Courthouse, Pickens, SC, to the highest bidder, the following described property, to-wit:

All that certain piece or lot of land lying and being situate in the State of South Carolina, County of Pickens, located at the intersection of Ann Street (U.S. Hwy 178) and Griffin Street, being known and designated as Lot “A”, containing 0.38 acre, more or less, according to a plat thereof dated August 16, 2007 and prepared for Evelyn F. Kennemer and Clarence E. Shehan by C.E. Shehan Surveying, said plat recorded December 4, 2007 in Plat Book 591 at Page 80, with the recorded plat incorporated herein by reference for the metes and bounds of the property described herein.

LESS, however, 261 square feet (0.006 acre) conveyed by C.E. Shehan to South Carolina Department of Transportation by deed dated May 19, 2015 and recorded July 10, 2015 in Deed Book 1696 at Page 127.

This is a portion of the property conveyed to C.E. Shehan and Alan H. Threatt by deed from Lloyd M. Ritter and Susan M. Ritter dated August 8, 1986 and recorded the same date in Deed Book 14-V at Page 770. Alan H. Threatt conveyed his interest in this property to C.E. Shehan by deed dated March 30, 1988 and recorded the same date in Deed Book 33 at Page 4.

TERMS OF SALE: CASH to the highest bidder, other than Plaintiff, with 5% of the successful bid due in cash or certified check as a deposit at the conclusion of the sale. The successful bidder shall comply with his bid within 20 days after the sale or the deposit shall be forfeited, applied to costs first and Plaintiff’s attorney fee next, and the property shall be resold at a subsequent Sales Day at the risk of the defaulting bidder. Purchaser shall pay any current or delinquent property taxes assessed against the property. Purchaser shall pay for deed preparation, deed stamps, recording the deed, and the auctioneer’s commission. Plaintiff waives its request for a deficiency judgment. If Plaintiff or its representative does not appear at the Sale, then the sale shall be postponed.

The foreclosure deed is not a warranty deed. Neither Plaintiff nor its attorney make any representations to third parties as to the status of the title to the property. Prospective purchasers should consult an attorney and examine the title to the property being sold.

LEGAL NOTICE

The Pickens County Planning Commission will meet in regular session and conduct a public hearing on Monday, September 14, 2020 at 6:30 p.m. in the Main Conference Room at the Pickens County Administration Facility, 222 McDaniel Avenue, Pickens, SC.

Prior to the regular meeting and public hearings, the Planning Commission will meet in a worksession at 6:00 p.m. in the same location.

In order to follow current CDC social distancing guidelines, seating in the Main Conference Room will be limited.

The Planning Commission will hold public hearings on the following items:
