Frank Laraia and Patricia Schuler, Plaintiffs, – versus – B. Alan Ross Trustee for the B. Alan RossTrust, Delinquent Tax Collector of Pickens County; Treasurer of Pickens County; Defendants and any of their heirs, Personal Representatives, Administrators, Successors, and assigns, and all other persons orentities with any right, title, or interest in the real estate described herein, and, also, any Defendants unknown claiming any right, title, or interest in the real estate described herein; Also, any persons who may be in the Military service of the United States of America, being a class designated as John Doe; and any unknown minors or Persons under a disability, being a Class designated as Richard Roe; Defendants.

NOTICE IS HEREBY GIVEN, that an action has been com¬menced and is now pending in this Court upon Complaint of the above named Plaintiff against the above named Defendants, for purposes of removing any cloud from title to the real property which is the subject of this action, by reason of a tax deed to the Plaintiffs in the chain of title which was filed of record in the office of the Register of Deeds for Pickens County, in Deed Book 2208, at page 21, on the 27th day of October, 2020 and a tax deed to Lance Collins in the chain of title which was filed of record in the office of the Register of Deeds for Pickens County, in Deed Book 1571, at page 221, on the 13th day of December, 2013, said property then being conveyed to the Defendant B. Alan Ross Trustee for the B. Alan Ross Trust by deed filed of record in the office of the Register of Deeds for Pickens County, in Deed Book 1609, at page 21; that the subject premises were, at the time of the com¬mencement of this action and at all times thereafter, including the date of the filing of this Notice, situate in Pickens County, South Carolina, and more fully described as follows, to wit:

All that certain piece, parcel or lot of land lying and being situate in the State of South Carolina, County of Pickens, being known and designated as Lot Number 94, The Cliffs at Keowee Springs, Phase I, as shown on a plat thereof entitled Survey for The Cliffs at Keowee Springs LLC dated May 10, 2004, revised July 22, 2004 and recorded in the office of the Register of Deeds for Pickens County, South Carolina in Play Book 506 at Pages 17 and 18, and having the metes and bounds, courses and distances as said upon said plat appear. This conveyance is made subject to any restrictions, reservations, zoning ordinances or easements that may appear of record on the recorded plats or on the premises.

This being the same property conveyed to Frank Laraia and Patricia Schuler by deed of Ralph Guarino, Jr., Delinquent Tax Collector recorded October 27, 2020 in Deed Book 2208, page 21.

YOU ARE HEREBY SUMMONED AND REQUIRED to apply to the Clerk of this Court for a copy of the Complaint filed in this matter on the 3rd day of March, 2021, and to Answer the Complaint and serve a copy of your Answer upon the undersigned at their offices at 107 North Fairplay Street [or at P. O. Box 795] in Seneca, South Carolina, thirty days after service hereof upon you, exclusive of the day of such service, and if you fail to answer the Complaint within that time, the Plaintiff will apply to the Court for the relief sought therein.

GUARDIAN AD LITEM AND ATTORNEY

It appearing to the satisfaction of the Court, upon reading the filed Petition for appointment of Lauren H. Koch, Esquire, as Guardian ad litem for known and unknown minors, and for all persons who may be under a disability, it is ORDERED that Lauren H. Koch, Post Office Box 1247, Seneca, SC 29679, 864-882-4600, be and is hereby appointed as Guardian ad litem on behalf of all known and unknown minors, and for all persons who may be under a disability, all of whom who may have or claim to have some interest to the real property known as Lot Number 94, The Cliffs at Keowee Springs, Phase I; that she is empowered and directed to appear on behalf of and represent said Defendants, unless said Defendants, or someone on their behalf, shall within thirty (30) days after service of a copy hereof as directed, procure the appointment of a guardian or guardians ad litem for said Defendant.

ORDERED that Lauren H. Koch, Esquire, Post Office Box 1247, Seneca, SC 29679, 864-882-4600, be and is hereby appointed as attorney for any unknown Defendants who may be in the military service of The United States of America and may be, as such, entitled to the benefits of The Sailors and Soldiers Civil Relief Act of 1940, and any amendments thereto, to represent and protect the interests of said Defendants,

AND IT IS FURTHER ORDERED, that a copy of this Order shall be forthwith served on the said Defendants by publication in the Pickens County Courier, a newspaper of general circulation, published in the County of Pickens, State of South Carolina, once a week for three consecutive weeks, together with the SUMMONS AND NOTICE of filing of Complaint in the above-entitled action.
