YOU WILL PLEASE TAKE NOTICE that pursuant to an Order of the Honorable Perry H. Gravely, Special Referee for Pickens County, issued in the above captioned case, I, Perry H. Gravely, as Special Referee, will sell at public auction to the highest bidder for cash at or before the Courthouse in Pickens, South Carolina, at 11:00 o’clock a.m., Sales Day in June, the same being June 2, 2014, the following described property located in Pickens County, South Carolina:
All that certain piece, parcel or lot of land, in Central Township, situate, lying and being situate in the State of South Carolina, County of Pickens, Kings School District #25, now or formerly, and having the same courses, distances, metes and bounds as follows:
BEGINNING at IP, Northwest corner of lot hereby conveyed, located at joint property corner line of Ollie Smith, Grantee, and Grantor herein and running thence along Ollie Smith property line in easterly direction 258 feet to IP; thence in southerly direction 162 feet to IP at property line of Mrs. Vester Holladay; thence in westerly direction along property line of Mrs. Vester Holladay 232 feet to IP and thence along property line of Grantee herein in northerly direction 188 feet to point of BEGINNING.

The terms shall be for cash and the purchaser, or purchasers, shall pay for the deed and stamps. Since a deficiency judgement was waived, the bidding will not remain open after the date of sale, but compliance with the bid may be made immediately. The successful bidder shall deposit with the Clerk of Court a certified check or cash in the amount of five (5%) percent of the bid as evidence of good faith. In the event the purchaser fails or refuses to comply with the terms of the sale within twenty (20) days from the date of sale, the deposit shall be forfeited and applied first to the costs and expenses of this action including fee for the Plaintiff’s attorney. Next, any surplus will be held pending further Order of the Court. TERMS OF SALE: This sale is subject to a first mortgage. The successful bidder, other than the Plaintiff, will deposit with the Court, at the conclusion of the bidding, five (5%) percent of the bid, in cash or its equivalent, as evidence of good faith, same to be applied to the purchase price only in case of compliance with the bid, but to be forfeited and applied first to costs and then to Plaintiff’s debt in the case of non-compliance.
